Job Description:
Looking for a Property Accountant or Senior Property Accountant to join our Property Accounting team.
Ideally, 3 to 8 of experience but open to years of experience
The candidate doesn’t need public company experience, but they should have at least 3 years of real estate accounting experience.
Hybrid Work Schedule:
Employees are expected to be in the office Monday through Wednesday during non-quarter close. During quarter close the team works remotely for at least 3 weeks (last week in March and two weeks in April).
Hours:
9-5:30
Additional hours during quarter-end close
Overtime is not daily during quarter close but some days when necessary.
Working on weekends is not necessary/required.
Job Responsibilities
- Review and analyze third party financial statements by third party managers; and journalize to Company books and records
- Reconcile between third-party domestic financial statements and Company’s books and records. Review variance analysis provided by third party providers.
- Perform accounting close on a monthly basis
- Record monthly accruals
- Prepare state sales tax return
- Perform monthly cash/escrow account reconciliations
- Analyze intercompany and related-party transactions, perform supporting reconciliations, and book complex intercompany journal entries
- Perform balance sheet and income statement variance commentary. Reconcile bank accounts, escrow accounts, tenant receivables and other balance sheet accounts.
- Perform annual reconciliations of actual pass-through expenses vs. estimated charges
- Assist in preparing supporting schedules for internal and external auditors and responding to audit inquiries
- Create and manage ad hoc reporting requests from Closing/Accounting group, Asset Management, Treasury dept
- Coordinate with third-party domestic financial statement providers, asset managers
- Assist in fund level reporting for quarter end and yearend consolidated close processes
- Maintain and reconcile fixed asset sub-ledger. Review fixed asset additions, dispositions, and perform running depreciation expense.
- Prepare and review annual budgets prepared by Asset managers and third party
- Assist in tracking and monitoring payment of property taxes (as well as tenant reimbursements)
- Follow up on lender/tenant payment issues or disputes (late fees, escrows, waterfall delays etc.)
- Perform debt covenant compliance
Requirements
- 3-8 years of relevant experience in a dynamic environment (for a public REIT a plus)
- Experience in Property Accounting and Lease Administration a plus
- BS/BA in Accounting
- Excellent analytical, problem solving and organization skills
- Strong communication skills, both written and verbal
- Ability to work well in a team setting
- Attention to detail and ability to meet deadlines in a fast-paced environment
- Proficient computer skills – knowledge of JDE accounting system is a plus
- Mixture of public accounting and public company experience is a plus
- In depth experience working with general ledger analysis, including booking journal entries and detailed account analyses
- Ability to work independently and limited supervision
